What a Resin Bound Driveway Is, and Why It Drains

A resin bound driveway is a surface made by mixing dried aggregate and clear resin together in a forced action mixer and trowelling the mixture down as one continuous layer over a prepared base. Because every stone is coated and bound to its neighbours, the finished surface keeps the air gaps between the stones, so rainwater passes through it instead of running off it.

That is the whole reason resin behaves differently from every other finish on the driveways page. There are no joints for sand to wash out of and nothing for weeds to come up through, and the water leaves through the surface rather than being chased to a gully.

It is also why resin is unforgiving of a poor base. A seamless surface shows every millimetre of movement underneath it.

The Resin Bound Driveway Work We Carry Out

The old surface comes out, the formation is dug to sound ground, the sub-base goes in and is compacted in layers, and the resin is trowelled over the top once the base has been signed off. This is the route where the existing drive has failed, where the levels are wrong, or where there has never been a proper drive there at all.

Where the tarmac or concrete already down is solid, crack free and not moving, resin can go straight over it with the edges and thresholds detailed to suit. We check the base properly before we offer this, because an overlay is only ever as good as what it sits on.

Blend and colour selection

There is a wide range of aggregate blends, and we bring samples out so the choice is made against your own stone, render or brickwork rather than off a screen.

Edges, thresholds and drainage detail

Resin needs a hard edge to be trowelled up to. Kerbs, block edgings and the threshold where the drive meets the road are set first, along with any channel drainage, so the surface finishes cleanly against something solid.

The two are laid in completely different ways. Resin bound is a wet mix trowelled out to a set depth as one layer, and the depth is dictated by the aggregate size, so the surface arrives as a single sheet with the voids intact and the water goes through it.

Resin bonded is a coat of resin applied to the base first, with dry stone broadcast onto it while it is still wet, leaving a thin layer of loose looking stone that is stuck down but sealed. It grips hard, which makes it a sensible specification on a slope or a ramp, and it is not permeable, so the drainage has to be designed around it rather than through it.

The site visit and the quote are free, and there is no obligation to go ahead. Anything agreed on payment is written into the same quote before work starts.

Resin Driveway Questions We Are Asked Most

What is the difference between resin bound and resin bonded?+
Resin bound means the stone and the resin are mixed together first and then trowelled down as one layer, which gives a smooth, seamless surface that water drains straight through. Resin bonded means the resin goes down first and the stone is scattered onto it, which leaves a rougher, gravel look finish with more grip but is not permeable, so it needs its own drainage. We lay both.
Do I need planning permission for a resin driveway?+
Usually not. A resin bound surface is permeable, and permeable driveway surfaces are permitted development in England at any size, which is why most resin drives need no application at all. The exceptions are worth checking. Listed buildings, conservation areas and Areas of Outstanding Natural Beauty can carry restricted permitted development rights, and we flag it at the quote if your property looks like one of those cases.
Can resin go over my existing tarmac or concrete driveway?+
Sometimes, and only where what is already down is genuinely sound. It has to be structurally solid, free of cracking and not moving, because anything moving underneath will come through a seamless surface and the resin will fail. If it needs digging out and rebuilding, we tell you at the quote stage rather than halfway through, and we price both routes so you can see the difference.
How much does a resin driveway cost?+
It comes down to the area, what is already on the ground, and whether the base under it can be used. The largest single variable is that base decision, an overlay against a full rebuild. After that it is the drainage, the aggregate blend you choose and how easily machinery can reach the drive. Every resin drive is priced off a site visit, and the visit costs you nothing.
What colours and stone can I choose from?+
There is a wide range of aggregate blends, from pale golds and creams through greys and blacks to warmer reds and browns, and the same blend reads very differently in Cornish light against granite, render or brick. We bring samples out with us so you can hold them against the house in daylight instead of picking a colour off a screen.
Is a resin driveway slippery in the wet?+
No, and the reason is the stone. On a resin bound surface the aggregate itself creates the texture, and on resin bonded the stone sits proud of the resin, so neither behaves like a smooth sealed slab. If your drive is steep, shaded or stays damp for much of the year, say so at the quote, because the aggregate size and the finish can both be chosen for grip.
How long will a resin driveway last?+
That is decided by the base and the installation far more than by the resin. A resin surface laid on a properly dug, compacted and drained base will give you many years of service, and one laid over a failing base will not, whatever it cost to put down. It is also why we put the commitment in writing. We provide a 10-year product guarantee, which is transferable to a new owner if the property is sold.
How do I look after a resin driveway?+
Very little is needed. Keep leaves and debris brushed off it, wash it down now and again, and deal with any oil spill quickly rather than letting it soak. There is no jointing sand to replace and nothing pushing up through the middle of it, which is the main reason people move to resin in the first place.
